Há vs. Tem: What the Apartment Has

To ask what exists in the apartment, use ter (the apartment has) or há (there is/are):

  • "O apartamento tem elevador?" (Does the building have a lift?)
  • "Há máquina de lavar?" (Is there a washing machine?)

The Questions That Matter at a Viewing

Landlords expect these — asking them in Portuguese earns instant credibility:

  • "Qual é o valor da renda?" (How much is the rent?)
  • "As despesas estão incluídas?" (Are utilities included?)
  • "Quantos meses de caução pede?" (How many months' deposit do you ask for?)
  • "Quando fica disponível?" (When does it become available?)

Decoding the Listing

Portuguese listings compress everything:

  • T2 mobilado, cozinha equipada, perto do metro = 2-bedroom, furnished, fitted kitchen, near the metro
  • "perto de" (near) and "a cinco minutos de" (five minutes from) are the location formulas you'll hear on every visit.
